The House

The house was originally built in the mid 19th century and was carefully restored in 2004, combining the traditional materials and features of old farmhouses (like exposed wooden beams in all the rooms and exposed stone walls) with modern comforts.

Access from the main road is along a short white road (about 300 metres long) ending in front of the house with ample parking for cars.

The farmhouse is set out on two floors for a total floor area of approx. 240 sq. m. The main front door leads into an entrance hall. From here, to the right, there is a large kitchen with dining area leading through a French door out to a south -west facing external portico for outdoor dining. From the other side of the entrance hall, two steps go up into the living room with a wood burning stove and doors to the garden (the living room is divided into two areas by a sliding door). Two more steps from the living room lead into a large room currently used as a laundry/ironing/sewing room, with arched French doors out to the garden. This room contains a storage area and there is a bathroom with shower next to it.

On the ground floor there is another bathroom with shower and a small storage room under the stairs.

Upstairs there are two double bedrooms, a large family bathroom with shower and traditional roll top bath, a study with original fireplace which is the access room to the master bedroom with en-suite bathroom. There is also a large loft for storage.

The Annex

The outbuilding has a floor area of approx. 15 sq.m. and is currently used to store garden equipment and tools.

The Garden

The garden is planted with many fruit trees (pear, apple, peach, cherry, persimmon, plum, fig and almond) and approximately 30 olive trees. The pool area has a sunny exposure with beautiful views of the surrounding countryside and includes a lovely gazebo and solarium area. The pool, with roman steps, is 10 m. x 5 m. x 1.5 m. with a deeper end for diving.

The Location

Loro Piceno is located on the top of a slightly sloping hill, in an area between Macerata and San Ginesio, south the Fiastra stream. The historical center has remained almost untouched, thus very charming.

The Brunforte castle, belonging to the Farfensi family, located on the highest part of the town, characterizes the history of Loro, whose name would seem to be linked to laurel and its castle (Castrum Lauri).

Loro Piceno is the home of Vino Cotto (literally cooked wine): this is also confirmed by the fact that in the noble and manorial palaces that flank the characteristic streets of the town, an interesting architecture has developed in function of the grape pressing and boiling of the must in the voluminous copper boilers. The Vino Cotto Festival, which takes place in August, attracts many visitors and it’s a chance to meet up with people and friends and party all night long while tasting wine.
