Estepona

Quieter than Marbella and it stays awake in winter, the old town keeps a real Spanish weekday rhythm.

Ask Q about Estepona

Estepona is a coastal town on Spain’s Costa del Sol, west of Marbella and part of its “Golden Triangle” with Marbella and Benahavís. It tends to suit families, retirees and buyers who want a genuinely Spanish town rather than a resort strip.

Living here

Estepona trades on being the area that hasn't been fully discovered yet, genuinely Spanish, with the polish arriving without the town losing itself.

The neighbourhoods

  • Old TownPedestrianised, whitewashed, squares, parks, art galleries and museums, the reason Estepona calls itself the "Garden of the Costa del Sol".
  • Marina & seafront promenadeRecently renovated, bars, restaurants and water sports along the front.
  • New Golden MileEstepona's luxury development strip, between Estepona's centre and San Pedro de Alcántara, this is where it borders Marbella's price bracket.
  • CanceladaA country village inside the New Golden Mile, midway between Estepona and San Pedro, its own square, schools and shops, real village life rather than a resort development.
  • Los RealesThe mountain range inland from the town, for hiking and outdoor activity rather than living.
  • Casares (pueblo & Costa)A whitewashed hilltop village around 15 minutes inland, with castle ruins and Moorish-era streets, plus Casares Costa's gated beachside developments below it, also home to Finca Cortesín.
  • Manilva (La Duquesa & Sabinillas)The area's western edge, a few minutes past Estepona towards Gibraltar, La Duquesa's marina and golf course, laid-back and noticeably better value than Marbella.

What draws buyers here

Golf. Courses include Atalaya, Valle Romano, La Resina, El Campanario and El Paraíso, with Finca Cortesín just over the border in Casares. Finca Cortesín hosted the 2023 Solheim Cup.

Families. Selwo Safari Park.

The town. Recent investment in cycling routes and a new cultural centre, Mirador del Carmen, on the western seafront.

Who it tends to suit

A genuinely Spanish town first and an international one second. The expat population is relatively small compared with Marbella or Fuengirola, and most residents are Spanish. Popular with families, and with Belgian and Dutch buyers specifically, as well as retirees. Anyone put off by how built-up Marbella has become tends to look here next.

Price context

Average resale around €4,200–4,250/m², though asking prices have been climbing fast, up roughly 12% year-on-year as of H1 2025, and up around 155% over the past decade, among the steepest long-term appreciation on the coast (a snapshot from published market research, not a live number). Entry points are real: one-bed apartments from around €120,000, two-beds from €150,000, townhouses from €200,000. Significantly cheaper than Marbella overall, though the New Golden Mile runs closer to Marbella pricing.

Practical

Under an hour from Málaga airport.

Before you ask

Is Estepona part of the Golden Triangle?

Yes, alongside Marbella and Benahavís. Estepona is the more genuinely Spanish, family- and retiree-friendly member of the three, with a lower entry price point than the other two.

Are Cancelada, Casares and Manilva part of Estepona?

Cancelada and the New Golden Mile are within Estepona municipality. Casares and Manilva are their own separate municipalities, but sit within the Estepona area for our purposes, distinct from the Marbella and Mijas areas.

How much does property cost in Estepona?

See the price context above for the full picture — new-build activity here is heavier than in Marbella or Benahavís, which keeps land prices the lowest of the three Golden Triangle towns, roughly €400–1,200/m² in most areas.

Is Estepona popular with Dutch and Belgian buyers, not just British?

Yes. Dutch and Belgian buyers together make up close to 15% of international property purchases across Málaga province, and Estepona is consistently named one of their favourite spots.

Can I visit Gibraltar from Estepona?

About 45 minutes by car to the Gibraltar border.

Is there a real Old Town in Estepona, or is it all new development?

Yes, Estepona's Old Town has its own genuine character, with sculptures and poems on building facades and a well-known local nickname. It's a real destination in its own right, not just marketing copy.
