One coast, five decisions.

From the motorway it's a single strip. Up close, the difference between Benahavís and Marbella decides your winters, your commute and your budget. Ask Q to compare the five areas before you begin your home search.

Every area has a dated brief. Agency listings appear in areas where an agency has connected.

The Costa del Sol is a roughly 150km stretch of Spain’s Mediterranean coast in Málaga province, served by Málaga–Costa del Sol Airport (AENA), which has direct flights to over 100 destinations across 25 countries. Qlistings covers five areas along it: Marbella, the coast’s deepest and most varied property market; Estepona, its more affordable, more traditionally Spanish neighbour; Benahavís, the hillside, golf-focused belt behind both; Mijas-Fuengirola, a year-round, commutable stretch with the coast’s only passenger rail line; and Málaga West, covering Torremolinos, Benalmádena and Málaga city itself, closest to the airport. The five differ mainly in three ways: distance from the beach, car-dependency, and price, which is generally highest on Marbella’s Golden Mile and in Benahavís, and lowest in Estepona and Mijas.

Qlistings is not an estate agency. Q, its AI guide, answers questions from these five written area briefs and, where an agency has connected, that agency’s own live listings, not a scraped property-portal index. Viewings, offers and contracts are always handled by the agency, not Qlistings. No account is needed to ask Q a question.

Climate

Mild winters aren't a brochure line — they're what keeps the golf courses and beaches usable in January, not just August.

Before you ask

Which area is best for families?

Estepona and Mijas-Fuengirola are generally the better fit for families: both have a lower cost of entry than Marbella, genuine year-round town life rather than a resort strip, and (in Fuengirola’s case) a direct rail line rather than car-dependency. Benahavís, by contrast, has no beach and is the most car-dependent of the five.

Which area is best for golf?

Benahavís has the coast’s highest concentration of golf courses relative to its size, 7–8 courses including La Zagaleta’s two private ones (andalucia.com / turismobenahavis.org, 23 September 2026), with Nueva Andalucía in Marbella and La Cala Golf Resort in Mijas as the other two notable concentrations.

Which area is best for year-round living, not just a holiday home?

Fuengirola and Estepona are generally considered the most year-round, working-town options, with genuine local life, shops and services that don’t depend on the summer season. Marbella’s East side (Elviria, Los Monteros) is also where many year-round residents land, as distinct from the more seasonal Golden Mile.

Which area has the lowest prices?

Of the areas with an officially sourced figure, East Marbella is the lowest at roughly €3,850/m² (Notary Statistics Portal, 12 months to September 2025). Mijas and Estepona are generally considered cheaper still, but we don’t quote an official figure for them.

How far is each area from Málaga airport?

Torremolinos (Málaga West) is the closest, about 5 minutes’ drive. Marbella and Estepona are both roughly 45–60 minutes depending on the specific neighbourhood. For drive times to a particular neighbourhood in Benahavís or Mijas-Fuengirola, ask Q.

Is there public transport between these areas?

Only one rail line: the Cercanías C1 train connects Málaga, Torremolinos, Benalmádena and Fuengirola. Marbella, Estepona and Benahavís have no rail service, so a car is effectively required there (a Fuengirola–Marbella rail extension is under government feasibility study, with a revised completion date of April 2027, El Español, 8 August 2026).
