Marbella is a coastal town on Spain’s Costa del Sol, between the Mediterranean and the Sierra Blanca mountains. Resale property averages €4,200–4,300/m² (Notary Statistics Portal, 12 months to September 2025), rising to €5,600–5,750/m² on the Golden Mile; it suits a wide range of buyers, from first-time coastal buyers in East Marbella to the top end of the market around Sierra Blanca and La Zagaleta.

Living here

Marbella isn't one neighbourhood, it's several, and they're genuinely different decisions.

The neighbourhoods

  • Old Town (Casco Antiguo)The historic centre around Plaza de los Naranjos, an orange-tree square dating to the late 1400s. Narrow lanes and whitewashed buildings make it a genuine destination in its own right, not just a stop on the way to the beach.
  • Golden Mile / Sierra Blanca / NagüelesThe original prestige strip between the old town and Puerto Banús, the most expensive ground in Marbella.
  • La Zagaleta (in Benahavís)A gated ultra-luxury estate just over the Marbella boundary in Benahavís, its own category entirely.
  • Nueva Andalucía ("Golf Valley")Ringed by golf courses, close to Puerto Banús, home to some of the area's international schools.
  • Puerto BanúsThe marina and its immediate surroundings, Marbella's most recognisable postcode.
  • San Pedro de AlcántaraFlatter, more walkable, a real beachfront boardwalk and everyday restaurant life rather than a resort strip.
  • East Marbella (Elviria, Cabopino, Los Monteros)The more affordable end of Marbella, still beachside, generally where families and year-round residents land.

What draws buyers here

Golf. Courses include Aloha, Los Naranjos, Las Brisas, Río Real, Santa María, Cabopino and Guadalmina. Most are around Nueva Andalucía, the “Golf Valley.”

Beaches. Eight Blue Flag beaches in 2026, the most of any municipality in Málaga province, plus two Blue Flag marinas.

Dining. Four restaurants hold Michelin stars in the 2026 guide, including Skina with two. Ask Q for more.

The Golden Triangle. Marbella, Estepona and Benahavís together are known as the coast’s most exclusive stretch.

Who it tends to suit

An unusually wide range, because the price spread is so wide: East Marbella and San Pedro are realistic for buyers who'd be priced out of a "Marbella" postcode elsewhere in Spain, while Sierra Blanca and La Zagaleta sit at the very top of the coast's market. It's also genuinely international — well over 60,000 foreign residents live here, more than a third of the population, not just on holiday. British buyers are consistently the largest single nationality, followed by Dutch, Swedish and German. Most purchases are individuals rather than companies or funds.

Price context

Golden Mile €5,600–5,750/m²
Marbella overall €4,200–4,300/m²
East Marbella €3,850/m²

Average resale sits around €4,200–4,300/m² across Marbella as a whole, rising to roughly €5,600–5,750/m² on the Golden Mile specifically, against roughly €3,850/m² in East Marbella, the actual mechanism behind Marbella's wide price spread.

Practical

Closest major airport is Málaga, roughly 45–60 minutes' drive depending on the neighbourhood. New restrictions on short-term rentals came into effect in July 2025, relevant to anyone buying with rental income in mind.

Before you ask

Can I walk to the beach from the Golden Mile?

Not from all of it. The beachfront stretches are a short walk to the sea, but Sierra Blanca, on higher ground immediately above, is a short drive rather than a walk. Worth checking a specific listing's exact position before assuming it's beach-walkable.

What is the "Golden Triangle"?

See “What draws buyers here” above — Marbella, Estepona and Benahavís together are known as the coast’s most exclusive stretch.

How do I get from Málaga airport to Marbella?

By taxi, roughly 45–60 minutes depending on the neighbourhood, cheaper by day, pricier at night. A pre-booked private transfer runs a flat rate regardless of time, which tends to work out better value late at night.

How much have property prices in Marbella risen recently?

Marbella prices were up 12.6% year-on-year as of Spain's Notary Statistics Portal, with transactions up 31% and rents up 89% since 2019, a snapshot from published market research, not a live number, tied to this page's 15 Sep 2026 update. Worth checking again once that date moves on.

What's not part of Marbella?

A few names people mix up: Calahonda is in Mijas, not Marbella. Manilva and Casares are further along, in the Estepona area. Being grouped into the coast's "Golden Triangle" doesn't make Estepona or Benahavís part of Marbella either, they're separate municipalities with their own boundaries, just grouped together for that one description.

Is there a train from Málaga to Marbella?

No, the only rail on this stretch of coast is the Málaga–Fuengirola line, which doesn't reach Marbella. A government feasibility study covering this exact route is underway, but its own revised deadline is April 2027 — Marbella–Málaga rail isn't close, just no longer undated.

Is Marbella safe?

Spain's Interior Ministry publishes crime statistics every quarter. Ordinary city-centre precautions apply, as anywhere.
